The District of Columbia government suspended some regulations in order to allow residents to rent their properties during the presidential inauguration. This means that homeowners are no longer required to obtain a business license or a certificate of occupancy during this time to legally sublet their home. To encourage people to protect themselves, the DC government has even provided a sample lease to use for these inaugural arrangements.

More Than Just A Sample
Your leasing agreement should cover the essential elements – dates, rent, security deposit, number of people allowed to inhabit your property, and terms for returning the security deposit. You should also consider provisions related to the protection of furnishings in the home; smoking; pets; right of re-entry and default (should there be a problem or holdover). When crafting your sublease those provisions should be personalized to your actual arangement.
Problems?
The unfortunate reality is that you may face problems – damage, violations of the agreement, or possibly, a holdover. Please note – DC law does not allow you to evict a tenant without a judicial proceeding; therefore, you cannot just change the door locks or remove an occupant’s belongings.
